Pre-Construction

Sherrick Construction Services

Our approach to pre-construction is a disciplined and systematic method of optimizing every aspect of construction: cost, design, schedule and methods. We identify each project's unique challenges and solve them in advance. We will organize the information at hand to the right team members capable of producing a successful project right off the bat. For our clients who choose to involve us in their projects early in the design phase, we offer a complete set of pre-construction services that enable them to define costs, identify areas where savings may be realized, and focus their resources on getting the building they want within the budget and time frame that they need.

Why use Pre-Construction?

The following are some of the great advantages offered through our pre-construction services:

Detailed Construction Cost Estimates

We use MC2 Interactive Cost Estimating (ICE) to provide our client with the industry’s most accurate and detailed schedules. OnScreen Takeoff provides accurate quantities that collaborates with our estimating software to streamlines the process. Early, detailed estimates are prepared, based on real pricing from the current marketplace. Our systems format tracks each building component separately, so that estimates are easy to understand. Progressive estimates follow each major design phase and include tailored budget variance reports. Clients benefit from timely information to make informed decisions.

Project Scheduling

Detailed, real-world schedules are created at the start of each project. This is done in the spirit of maintaining an open-book approach to information sharing. Our schedules include detailed construction and material procurement activities. Owner, designer, consultant and/or public entity activities are included to ensure teamwork and cooperation. With an estimate in place, our schedules will be cost-loaded to accurately forecast a cash flow analysis.

Value Engineering

We integrate value engineering with constructability and focus on saving money where it doesn’t impact the aesthetics or function of the project. We bring alternatives to the project team, while maintaining design intent and preserving our client’s objectives.

Life Cycle Cost Analysis

Sherrick has extensive investigative research and reporting sources to provide you with a detailed report of where your investment is going.

Building Information Modeling (BIM)

Working with the design team, we review progressive design drawings and construction details, applying our knowledge of how buildings go together. Building Information Modeling (BIM) is used extensively to resolve spatial conflicts of different materials trying to occupy the same three dimensional point in space. We help the design team produce good working drawings by resolving conflicts in the design phase, which saves clients time and money.

Bid Packaging - Subcontractor Solicitation & Prequalification

Our extensive software database will accurate prequalify the correct subcontractors to solicit for your project. We will prepare trade packages and scope sheets for an accurate estimate on bid day.
